According to Prakhar Agrawal, Director of Rama Group, there is a notable shift in the perception of real estate, with cities like Raipur and Bilaspur in Chhattisgarh witnessing a rising trend of people viewing real estate as a strategic investment tool for diversifying their portfolios.

Property is now more than just a place to live for many families; it is considered a valuable asset offering security, lifestyle benefits, and financial returns.

Recent reports show a significant increase in housing prices in Delhi NCR, with a 24% year-on-year growth rate, the highest among the top seven cities in India. The region has experienced a strong rally over five years, with home values rising by 81% from the first quarter of 2020 to the first quarter of 2025.

Moreover, rental yields are on the rise, with India’s average gross rental yield increasing to 4.84% in the second quarter of 2025. This indicates that real estate continues to provide both capital appreciation and income stability, making it appealing to long-term investors seeking steady growth.

Ajay Malik, Chief Strategy Officer at RISE Infraventures Ltd, believes that investors are diversifying their portfolios beyond traditional fixed deposits, with real estate in Delhi NCR emerging as a robust hedge against inflation. The region has seen a compound annual growth rate of 13.7% in residential values over the past five years.

Salil Kumar, Director of Marketing and Business Management at CRC Group, highlighted that post-RERA reforms and increased transparency have transformed the perception of real estate as an investment option. Property is now viewed as a strategic element in a diversified investment portfolio, offering stability and security with low correlation to market volatility.

Property, with its combination of ownership, consistent returns, and long-term value, remains a valuable asset. Experts recommend patience and strategic planning when including real estate in an investment portfolio, emphasizing that it should complement other assets rather than dominate them.

As India’s real estate market expands and infrastructure improves, property is evolving from a lifestyle choice to a fundamental element for long-term wealth creation in a rapidly growing and urbanizing economy.
