“Apple to Open Fifth India Store in Noida on Dec 11”

Apple is preparing to inaugurate its initial retail outlet in Noida on December 11 at DLF Mall of India, marking its fifth store in India and the second in the Delhi-NCR region following the inauguration of one in Saket. Prior to the official opening, the lease details for the store have been unveiled, shedding light on the monthly rent Apple will pay for the DLF Mall of India premises, along with the lease duration.

Based on sublease documents obtained by CRE Matrix, Apple has secured 8,240.78 sq ft of space across six units on the ground floor of DLF Mall of India. The lease details, as reported by Hindustan Times, disclose that Apple’s tenancy in Noida spans 11 years, with the initial year rent-free. Subsequently, Apple will be charged Rs 263.15 per sq ft, translating to a monthly rent of approximately Rs 45.3 lakh, totaling around Rs 5.4 crore annually.

Throughout the lease term, Apple is projected to pay nearly Rs 65 crore, excluding anticipated escalations. The agreement incorporates a provision stipulating a 15% rent hike every three years, a standard practice in commercial leases. Apple purportedly finalized the lease on February 25 this year.

This new outlet joins Apple’s existing stores in Mumbai’s BKC, with a reported monthly lease of Rs 48.19 lakh, Delhi’s Saket (reportedly leased at Rs 40 lakh monthly), Pune’s Koregaon Park, and Bengaluru’s Hebbal (leased at Rs 2.09 crore annually). These stores typically span 8,000–9,000 sq ft.

Apple promises that the upcoming store will deliver the trademark immersive Apple Store experience, featuring interactive zones for the latest devices, including the iPhone 17 series, creative sessions, and personalized support from Specialists, Creatives, Geniuses, and dedicated Business teams. The company has released exclusive wallpapers and an Apple Music playlist inspired by Noida’s vibrancy. The store will welcome customers starting at 1 pm IST on December 11.

Following the Noida launch, Apple’s next endeavor is to establish its second Mumbai outlet at Sky City Mall in Borivali in the forthcoming year.
